Preparing your
property for letting
It may be necessary to make improvements
to your property to ensure that it meets the minimum
standards required for a property to be rented. We
will of course take into consideration budgetary and
current legislation constraints.

Responsibilities
Landlords are under many legal
responsibilities to ensure the safety of the tenants
and the property in the letting of a property. These
legal obligations must be fulfilled prior to letting
any property. These are briefly as follows:
Electrical
safety of the property. The law requires an
NICEIC approved contractor to make an inspection of
the property and upon satisfaction of the safety of
that property issue a certificate /inspection report
to state that
Smoke
alarms are advisable in all properties and for
those properties where they maybe occupied in multiple
occupations the law may require smoke alarms and
detectors system to be installed.
Gas Safety
Certificate. A landlord’s gas safety
certificate is required from a Corgi registered gas
engineer certifying the safety of all gas appliance’s
within the property annually.
What Chiltern Hills

A range of services and options are made
available to landlords to suit their own individual
needs. The following options are available with help
and advice to choose the one suited best to your
needs.
Option 1:
Introductory Offer 8%
Chiltern Hills will
provide for the marketing, viewing of your property
until a suitable tenant is found. The terms of the
tenancy will be negotiated for the landlord and a
tenancy agreement prepared accordingly. A security
deposit will be collected from the tenants and one
months advance rent which will become payable to the
landlord upon initiation of the tenancy.
Option: Letting's
and rent collection 10%
This will include
all the services included in option one plus the
additional service of rent collection on behalf of the
landlords on a monthly basis. The management of the
property still remains the responsibility of the
landlord
Option 3: Full
Management Service 12%
This includes all the
services in option I and 2 but in addition Chiltern
Hills will deal with the any ongoing repairs needed to
the property. Inspections can be made to the property
by the landlords or Chiltern Hills can be asked to
make inspections on pre arranged times agreed with the
tenants.
